A new 424-unit apartment building in Hoboken has resumed in-person tours, following a successful spring in which leasing agents used virtual showings to lure prospective renters.
Developed by Bijou Properties and Intercontinental Real Estate Corp., 7 Seventy House is now 70 percent leased as it reopens its leasing and model center at 700 Jackson St. The Marketing Directors is overseeing the lease-up, noting that in-person visits are by appointment only, with detailed health and social distancing protocols in place to ensure the safety of both visitors and residents.
Remote digital presentations are still available, but the team cited pent-up demand now that the state has begun to reopen and as stay-at-home orders have been lifted after the COVID-19 outbreak.
“Prospects used their time wisely during stay-at-home orders, doing extensive research, educating themselves on the market and clarifying the type of luxury homes and amenities they desire,” said Jaqueline Urgo, president of The Marketing Directors. “As a result, we’re seeing a noticeable uptick in serious prospects willing and ready to move forward with an application on first in-person visit.
“This is particularly true in the Jersey Gold Coast where the pandemic created added eagerness from both locals looking to move up to a brand new, luxury lifestyle, as well as New York City renters seeking more space and comfort. When they first walk through our doors, visitors immediately see 7 Seventy House offers these attributes and more.”
Bijou recently opened many of its outdoor amenity spaces at 7 Seventy House, including a penthouse roof deck with pool and lounge seating, amenity deck with grilling stations, bocce ball court and on-site dog park, according to a news release. Bijou has also opened select indoor amenities such as a play room, game room, indoor bike storage, dog grooming room and an alcove with a co-working lounge.
Designed by Marchetto Higgins Stieve Architects, the building offers studio, one-, two- and three-bedroom homes with high-end finishes and appliances. Bijou announced in late March that it would begin to offer virtual tours of 7 Seventy House, where it launched leasing last September, amid the need for social distancing and slowing the spread of COVID-19.
Monthly rents start in the $2,600s, with limited-time incentives that include six weeks free on a 13-month lease, Bijou said. The property is steps from the Hudson-Bergen Light Rail’s 9th Street Station and is part of Hoboken’s emerging west side.
