The longtime owner of a nearly 75,000-square-foot industrial building in Linden has sold the property for $5.8 million, brokers with Bussel Realty Corp. said Wednesday.
The real estate services firm represented the seller, Blitz Linden Properties, in the transaction at 2301 East Edgar Road in Linden. Ben Tyberg acquired the building, which totals 74,882 square feet and sits on 3.41 acres along the highway’s southbound side.
“Bussel Realty Corp. has been representing the seller for over 20 years in leasing the property and we are happy that we could meet their real estate marketing and sale expectations with this transaction,” said Gregory Irving, an executive vice president with BRC.
Irving completed the assignment alongside James Hodgkins, a vice president with the Edison-based firm, touting the site’s proximity to Exit 13 of the New Jersey Turnpike and the Goethals Bridge. Team Resources represented the buyer.
“The property location on the Route 1, Linden/Elizabeth border drew a lot of interest from potential purchasers with many different uses as the area continues its revitalization,” Hodgkins said. He added that the building 14- to 22-foot ceiling heights, eight tail boards and seven drive-ins for loading, along with 45 to 50 parking spaces.
