The developer of 57 beachfront condominiums in Long Branch has sold more than 80 percent of the homes, as it readies for what it hopes will be a busy winter selling season.
Mark Built Homes and CB New Homes, the sales team at 365 Ocean, noted that traffic at the luxury property was strong last winter on the heels of the building’s grand opening. They expect winter 2021 to follow suit, they said, noting that many buyers look to start the process earlier in order to explore their options, choose a home and furnish it before Memorial Day.
Prices for the remaining homes range from the low $900,000s to more than $2.7 million.
“For buyers who dream of spending this summer at their own beachfront condo, this is an excellent time to start their search,” said David Schoner, vice president of CB New Homes, noting that “2020 was a somewhat subdued summer for a lot of people. We’re hearing from prospective buyers who spent a lot of time at home last year and are eager to make up for lost time this year. They want to make the summer of 2021 a truly memorable one. 365 Ocean is the perfect place to make that happen, and that’s one of the reasons we are gearing up for an active winter in the sales office.”
The beachfront property, which recently was named a Community of the Year by the New Jersey Builders Association, features a second-floor amenity level with a club room with a wet bar, WiFi, charging stations, lounge seating and a theater television area, according to a news release. Each home features ocean views and private outdoor space, while the property is steps from the beach and within walking distance of the landmark Pier Village complex.
The design team for 365 Ocean includes Marchetto Higgins Stieve Architects in Hoboken and Chicago-based interior designer Mary Cook & Associates.
“This isn’t a beach community that shutters up at the end of the summer,” Schoner said. “Whether they are searching for a primary residence or a second home, buyers know they are buying in a community that is an appealing place to be year-round.”
