A renovated office building in Parsippany is nearly full after some 53,000 square feet of new leases and renewals secured by Lincoln Property Co.
Among the deals is a commitment by Unified Women’s Healthcare, which initially leased 3,041 square feet on the first floor of 299 Cherry Hill Road and then took another 5,981 square feet on the second floor. Lincoln’s Rick Genthe, Bob Lee and Sean O’Brien represented the landlord, Red River Asset Management, while JLL’s Larry Martin represented the tenant.
The leasing team also announced new transactions with several other tenants, including:
- New Jersey Sports Management, which leased 4,084 square feet on the first floor and was represented by Suzanne Kiall of Lee & Associates – WBE
- ACRE Operating Group, which leased 5,802 square feet on the second floor and was represented by Tom Consiglio and Scott Peck of Resource Realty of Northern New Jersey
- Denville Pediatrics, which leased 5,751 square feet on the second floor and was represented by Nick Savage and Ron Volk of CBRE
- NUVIA Dental, which leased 8,530 square feet on the second and third floors and was represented by Transworld Commercial Real Estate
“299 Cherry Hill Road is considered one of the best-located office buildings in North Jersey, accessible to New York City in 30 minutes by car and close to a deep and talented labor pool,” said Genthe, senior vice president of leasing for Lincoln. “When you pair the location with the completion of several building upgrades, including the addition of a new tenant amenity center, 299 Cherry Hill Road offers the pre-eminent office environment for small and medium-size tenants looking for high-quality space in the Parsippany market.”
The upgrades at the 76,260-square-foot property, which is just off Interstate 80, were completed last year and included the redesign of the exterior façade, new signage on Cherry Hill Road, a new electronic tenant directory and LED lighting in the main lobby. Meantime, the new tenant amenity center has a grab-and-go food service, a conference and training room and a smaller huddle room, while ownership has invested in a new high-efficiency boiler, a new energy-efficient roof and a repaved parking lot with six electric vehicle charging stations for tenants.
Lincoln also recently brokered more than 20,000 square feet in renewals at the property, including a 9,816-square-foot deal by law firm Kinney, Lisovicz, Reilly & Wolff PC. In addition, Resource Realty renewed its lease for 3,318 square feet, while geotechnical engineering firm Haley & Aldrich recommitted to its 7,071-square-foot space at the building.
The real estate services firm also provides property management at the location, with Adam Greenberg leading that team.
