Mountain Development Corp. has announced plans to overhaul one of three buildings in a well-known office campus along Interstate 80.
The firm on Friday said it would reposition 5 Garret Mountain Plaza, a 101,880-square-foot property in Woodland Park, touting the availability of the building for the first time since it was built. Located within a 30-acre campus, the building is now slated to undergo a complete renovation that will deliver a technologically advanced workplace and new amenities such as a rooftop deck, among other upgrades.
“Today’s workforce is younger than ever before, and companies often are challenged to find buildings that offer millennial employees a collaborative, productive work environment backed by a full complement of dynamic lifestyle amenities including a gym/health club, collaboration areas, lounge and eateries,” said David Simson, vice chairman and chief operating officer of Newmark Knight Frank’s New Jersey office. “The redevelopment of 5 Garret Mountain Plaza will allow a single or anchor tenant to create a fully customized ‘live-work-play’ environment along with the significant benefit of establishing a strong brand identity.”
NKF is the leasing agent for 5 Garrett Mountain Plaza, which was previously 100 percent leased to Cytec Industries. The brokerage team is seeking a sole tenant or a lead tenant of at least 50,000 square feet.
“This space is ideal for the tenant that has a real vision for the future,” Simson said. “A company that establishes a presence here will benefit from having their name on the building, fully visible when exiting I-80. There are simply no other freestanding buildings of this size located directly off I-80 that offer a tenant this kind of access and exposure.”
MDC, which owns the complex through affiliates, said the upgrades will include a new HVAC building management system. The firm also touted other features of the overall 401,000-square-foot, three-building complex such as its nature trails, a lake and views of Garret Mountain Reservation.
Corporate neighbors include PNC Bank and St. Joseph’s Hospital’s information technology office, which benefit from the site’s location off Exit 56 of I-80 and proximity to routes 3, 46, 4 and 17 and the Garden State Parkway.
