A digital marketing and publishing firm has leased 8,000 square feet at an office building in Park Ridge, under a newly announced transaction by NAI James E. Hanson.
Brokers with the firm said Monday that Wainscot Media had signed the long-term lease at One Maynard Drive, a 139,000-square-foot building near the Garden State Parkway. NAI Hanson’s Andrew Somple, Judy Troiano and Justin Allessio represented the landlord, Sartek.
“With a unique blend of accessibility, affordability and amenities, One Maynard truly stands out in this market and was an ideal choice for Wainscot Media as they searched for their new home,” Somple said. “Despite some of the negativity in the industry surrounding suburban office leasing, this deal reaffirms that well-positioned and marketed suburban office buildings can secure quality, long-term tenants and reach high occupancy rates.”
The brokerage team touted One Maynard’s location in the Upper Parkway submarket and within walking distance to the Park Ridge Marriott, Lifetime Fitness & Spa and The Shoppes at DePiero Farm, a Wegmans-anchored shopping center. The three-story building has a modern glass atrium, a full-service cafeteria with Wi-Fi service and seating on two floors, along with a backup generator, a day porter and on-site ownership and property management.
Wainscot Media, which has more than 20 magazine titles, is relocating to the property from within the Montvale area, where it has housed its operations since 2010, NAI Hanson said. Its new home provides it with easy access to the Parkway and proximity to Route 17, Interstate 287, the New York State Thruway and the Palisades Interstate Parkway.
“In an effort to fast-track deals, the landlord has demolished all the vacant space so that when a tenant comes to the property, they have a white canvas,” Allessio said. “We are prepared to do turn-key deals and go right to construction since the space is ready to go.”
