A stone fabricator is relocating to a flex building in Fairfield, following a 33,000-square-foot deal brokered by NAI James E. Hanson.
The firm, Stone Systems of NJ LLC, leased the space at 5 Washington Ave., according to NAI Hanson. The new location will allow the company, which was originally based in Passaic, to quickly reach customers while also maintaining an open and efficient supply chain for its raw materials.
NAI Hanson’s Barry Cohorsky and John Schilp represented Stone Systems of NJ. Chad Hilyer and Jenna Imperatore of JLL represented the landlord, 5 Washington Avenue HUH LLC, doing business as Hampshire.
Stone Systems of NJ is a member of the national network of commonly owned stone fabrication shops making up Stone Systems, NAI Hanson said in a news release. Its new space includes 26,588 square feet of warehouse space and 6,412 square feet of office space, along with two loading docks and one drive-in.
“Retail and manufacturing businesses continue to seek industrial properties in the Essex County marketplace owing to the access to major roadways and transportation allowing them to easily reach their customers and suppliers,” Cohorsky said. “Stone Systems of NJ recognized the advantages of running its business in this marketplace and we actively searched for a location that met all of the company’s needs.”
The property provides the company with the flexibility needed to efficiently run and grow every facet of its stone fabrication business from sales to final product distribution, the news release said. The location is in the West Essex industrial cluster, less than an hour from New York City, offering easy access to Interstate 80 and Route 23.
