A maker of plush toys has leased 26,900 square feet of industrial space just west of MetLife Stadium in East Rutherford, in a deal arranged by brokers with NAI James E. Hanson.
The real estate services firm represented ALJ Property LLC, the owner of 235 Murray Hill Pkwy., in its lease to Goffa International Corp. The building is directly across the street from Goffa’s current headquarters, fulfilling its need for additional warehousing and distribution space to keep up with the demand for its plush toys for kids and pets.
NAI Hanson’s Jeffrey DeMagistris and Thomas Vetter had the listing for the Hackensack-based firm.
“East Rutherford’s ideal accessibility and stock of quality industrial product continues to be a large draw for new companies or, in this case, established companies looking to expand their operations,” DeMagistris said. “Sustained high demand and a constricted supply of industrial space in the Meadowlands has created an opportunity for owners of existing properties like ALJ Property.
“The current market and our experience with the Meadowlands market and industrial product enabled our team to negotiate a long-term lease with an established tenant on behalf of our client.”
Goffa’s new home is a single-story facility with 2,229 square feet of newly built office space, nearly 17-foot ceiling heights, two interior loading docks and 30 parking spaces. The property is located just west of MetLife Stadium and offers quick access to the New Jersey Turnpike and New York City via the George Washington Bridge, along with the Lincoln Tunnel and routes 3, 17, and 120.
