The owner of a 21,000-square-foot industrial building in East Brunswick has tapped NAI DiLeo-Bram & Co. as its leasing team, in one of two new assignments for the real estate services firm.
Eric B. Johnston, a principal with NAIDB, is spearheading the listing for the freestanding property at 17 Kennedy Blvd., touting its adaptability to a multiple use types and its quick access to Route 18 and the New Jersey Turnpike. The single-story facility also has roughly one acre of fenced outside storage, along with 20-foot clear ceiling heights, two drive-in doors, one tailgate door and 1,500 square feet of office space.
The broker noted that the submarket, which radiates from Exit 9 on the Turnpike, has enjoyed sustained leasing and sales activity thanks to its skilled workforce and the ability to serve the greater New York metropolitan area and beyond.
“Industrial-product demand within the Route 1/New Jersey Turnpike corridor remains strong, fueled by ecommerce growth and last-mile logistics needs,” Johnston said. “Properties such as 17 Kennedy Blvd., offering warehouse space, office amenities and outdoor storage, are critical for a wide array of businesses, from import/export operators to distributors seeking efficient logistics with seamless access to regional transportation networks.”

In Union Township, the owner of a 90,000-square-foot warehouse at 1110 Springfield Road has picked NAIDB vice presidents Kyle Gerace and Chris Chiusolo as its leasing team. The brokers are now marketing two units totaling 29,485 square feet, including a 13,500-square-foot space with one loading dock, four drive-in doors and new windows, as well as a second offering with 15,985 square feet and one loading dock.
The building has 16- to 20-foot clear ceiling heights.
“This property is located within a three-building, flex-industrial park offering a strategic location with unparalleled access to major roadway arteries, including Route 22, I-78, the New Jersey Turnpike and the Garden State Parkway,” Gerace said. “This, combined with its connectivity to Newark Liberty International Airport and Port Newark-Elizabeth, makes it an ideal hub for a wide range of businesses.”
Chiusolo added: “These two units provide flexible options for tenants seeking high-quality industrial space in a high-demand market. From family-owned companies to corporations looking for a satellite location, 1110 Springfield Road is a compelling choice for companies looking to optimize their operations in central New Jersey.”
