A developer has secured two leases to fill more than 102,000 square feet of new industrial space in the Somerset section of Franklin, brokers with Bussel Realty Corp. announced Tuesday.
The tenants, Ukay Trucking & Delivery Services and Farmmi USA Inc., committed to 52,638 and 49,755 square feet, respectively, at 1100 Randolph Road. Both will occupy a 102,393-square-foot facility that was completed in 2023 as part of an expansion of an older building, benefiting from a location just two miles from Interstate 287.
Bussel Realty Corp. Vice President Anthony Rittwager represented the landlord, JWH Real Estate Holding, in both transactions. Lee & Associates represented Ukay Trucking, a furniture delivery business, while Rubin Realty represented Farmmi, the New Jersey-based subsidiary of the global agricultural products company.
In a news release, BRC noted that 1100 Randolph Road caters to logistics, warehouse, ecommerce, cold storage, manufacturing and distribution users with 36-foot clear ceiling heights, 15 tailboards, one drive-in door, electrical vehicle charging, ESFR sprinklers and expansive column spacing. The facility occupies some 21 acres, offering parking for 151 cars and additional trailer parking, plus 3,900 square feet of office space.
Users meantime, are a short drive from Interstate 78, the New Jersey Turnpike and routes 202, 206 and 22, giving them easy access to destinations such as Port Newark-Elizabeth, Newark Liberty International Airport and New York City.
