A developer has broken ground on a project that will add more than 100,000 square feet to Franklin’s fast-growing industrial market, brokers with Bussel Realty Corp. announced.
The operator, JWH Real Estate Holding Corp., is planning a spring 2024 delivery for the facility at 1100 Randolph Road and some two miles from Interstate 287, according to a news release. Plans call for 36-foot clear ceiling heights, 15 dock doors, one drive-in and electrical vehicle charging, among other modern features, as the developer looks to attract users in logistics, e-commerce, cold-storage, manufacturing and other sectors.
BRC is now marketing the 102,393-square-foot space for lease, noting that the project is an expansion of an existing property in Franklin’s Somerset section.
“We are very excited to exclusively represent the opportunity to lease this expansion space, particularly because 1100 Randolph Road’s exquisite architectural design is ultimately aimed at ensuring the success of its occupants,” said Anthony Rittwager, a vice president at BRC.
The Edison-based brokerage team noted that 1100 Randolph Road will be part of a 21-acre footprint that includes parking for 151 cars and additional trailer parking stalls beyond the 15 tailboards and one drive-in. The facility will also include nearly 4,000 square feet of office space, while its proximity to I-287 will provide easy access to Interstate 78, the New Jersey Turnpike and routes 202, 206 and 22.
