A developer has started construction on a 54,000-square-foot industrial building in Kenilworth, with plans to deliver the project by early next year.
Richard Falkin of Striker Realty is marketing the building at 20 Boright Ave., touting it as the first new speculative industrial distribution building in western Union County. The owner, 20 Boright LLC, was preparing the foundation as of last week for what will be a 40-foot-tall frame with 32-foot clear ceiling heights.
The building will be constructed with tilt up construction, Falkin said. The space, which can be divided to accommodate two tenants, will feature 10 nine-foot-high loading docks and two drive-in doors that are 12 feet wide by 14 feet high with electric door closers.
The developer has owned the site and other buildings on the street for the past 30 years, said Falkin, whose firm is based in Livingston. The property is minutes from Route 22 and offers access to Route 1&9, Port Newark-Elizabeth, Newark Liberty International Airport, the New Jersey Turnpike and New York City.
“The town approved the site for redevelopment with foresight on helping to revitalize older underutilized underperforming assets.” Falkin said. “The building will accommodate distribution for many various uses. … Pricing for a lease will be competitive with similar buildings.”
