Renters are snapping up apartments at Vango Development’s new 60-unit building in Rutherford, the second phase of a project in the borough’s downtown.
The firm on Wednesday announced that the building, The Parker 118, is now 50 percent leased after hitting the market in mid-June. The four-story property has drawn interest thanks in part to its location steps from NJ Transit’s Rutherford station, Vango said, while also citing its upscale amenities and luxury homes ranging from studios to two-bedroom units.
Monthly rents start from $2,370.
“With rents soaring in areas like Jersey City and Hoboken, we’re seeing more and more residents looking for alternatives that still deliver a modern lifestyle in a new-construction building with the convenience and energy of downtown living, but at more attractive pricing,” said Van Golemis, a principal of Vango Development. “At The Parker 118, they receive all of that, along with a quick commute to Manhattan thanks to a location just two blocks from the borough’s NJ Transit train station.”
Designed by Minno & Wasko Architects and Planners, the structure at 118 Park Ave. is adjacent to a sister building that debuted in 2019. The first phase has 52 apartments and 5,000 square feet of retail space that houses Steven’s Café and Song’E Napule, the popular pizzeria and trattoria, while The Parker 118 adds 3,000 square feet of retail space to the burgeoning district that will include The Salad House and a high-end salon.
With amenities curated by The Childs Dreyfus Group, The Parker 118 has a private entrance and lobby but is connected to the initial Parker building via a shared landscaped courtyard, according to a news release. Perks for residents include lounge seating, fire pits, grills, foosball and ping pong tables and a bar with a shade canopy.
Indoor amenities include a high-end fitness center, a co-working lounge and a resident lounge and club room with billiards, shuffleboard and large-screen TVs.
Both businesses and residents are steps from the Rutherford train station and one stop from Secaucus Junction, which provides easy access to both New York Penn Station and Hoboken Terminal. The Parker, meantime, is a short drive from the region’s vast highway network via routes 3 and 17.
