A developer is set to complete a project that will bring more than 600,000 square feet of new high-end logistics space to Burlington County, according to a leasing team with JLL.
Brokers say the facility, located at 5206 Route 130 in Mansfield, will have 40-foot clear ceiling heights, 123 loading docks, four drive-ins, modern sprinklers and parking for 95 trailers and 173 cars. The speculative 610,000-square-foot project is also minutes from Interstate 295 and the New Jersey Turnpike, part of a still-growing submarket in Burlington County.
“Offering easy access to the entire Philadelphia metro area along with New Jersey, Maryland and New York, its proximity to an extensive highway network provides access to over 20 million people within a two-hour drive,” said JLL Vice Chairman Joel Lubin, who is marketing the site alongside Executive Managing Director Brian Golden and Managing Director Gary Politi.
Representing the owner, 2020 Acquisitions, the team said the facility is on track for a summer delivery. They noted that the project is repurposing 47 acres earmarked for redevelopment by the Mansfield township committee, thanks in part to a long-term payment in lieu of taxes program that will reduce the per-square-foot tax cost.
The brokers also cited the deep worker pool and the property’s location around 60 miles from Port Newark-Elizabeth, adding to its appeal in a market that has seen record-low vacancy thanks to demand from e-commerce and logistics companies.
