The New Jersey Education Association has leased more than 8,000 square feet at a Rockaway office building, in one of three newly announced deals by JLL.
The brokerage team, which represents ownership at 100 Enterprise Drive, said the labor union for educators and support professionals is moving to the building from Parsippany. It will occupy
8,438 square feet on the first floor of the seven-story, 237,087-square-foot building under the long-term commitment with Northbridge Capital.
The deal is among the latest at what’s known as The Mark, following the landlord’s recently completed renovation, JLL said. The project has modernized the main lobby and elevators, revived common corridors, upgraded bathrooms and improved the covered parking deck.
JLL Executive Vice President Chris Conklin, Executive Managing Director Dan Spero and Brokerage Coordinator Maria Casaliggi represented Northbridge, while Newmark Managing Director Dan Reider represented NJEA.
“We are delighted to welcome three more new tenants to The Mark, where our commitment to providing a best-in-class working environment for dynamic tenants continues to engage the local brokerage community,” said Michael Lazier, Northbridge’s managing partner. “The property provides an attractive option in a market where tenants seek high quality office space in a prime location surrounded by retail.”
JLL also represented ownership in a lease with Polaris Pharmacy Services, which focuses on long-term care pharmacy solutions and will occupy 9,925 square feet on the fifth floor of The Mark. In the third deal, an undisclosed professional services company took 2,259 square feet on the second floor.
Toronto-based Northbridge acquired The Mark in 2018 and launched a full-scale repositioning aimed at capturing the flight to quality by office tenants and capitalizing on its location at the Route 15 and Interstate 80 interchange. As leasing agent, JLL has leased more than 60,000 square feet to tenants in industries ranging from financial services and pharmaceuticals to engineering and technology.
“The continued leasing momentum at The Mark is a testament to the commitment of a best-in-class institutional landlord to create a superior tenant experience in a well-located, high-quality suburban office building,” Conklin said. “With our ability to provide turnkey solutions that make the tenant relocation process as smooth as possible, we anticipate continued interest from high caliber tenants seeking space in highly amenitized, professionally managed properties.”
Amenities at The Mark include a full-service cafeteria and business lounge that blends function with form as a clublike area complete with arcade games and a WiFi-engaged common area, according to a news release. The building also has a multipurpose conference facility that can accommodate large events or can be divided into two smaller spaces, a gym with locker rooms and showers, covered parking proximity to national and local retail offerings, including the Townsquare Mall, hotels and entertainment options.
