A growing footwear chain has leased more than 14,000 square feet in Millville, securing one of its two initial locations that it plans to open in New Jersey later this year.
Irgang Group, the property owner, said Boot Barn is slated to open this fall at the 393,000-square-fot Union Lake Crossing site on Route 47. It will join a long list of national tenants, offering western and work-related footwear, apparel and accessories for men, women and children under a business that spans more than 303 stores across the U.S.
Metro Commercial Real Estate represented Irgang Group in the 14,354-square-foot lease, while CBRE represented Boot Barn.
“Our exclusive leasing agent, Metro Commercial Real Estate, has been working diligently to introduce new tenants that will make Union Lake Crossing an even more dynamic destination for residents and daytime workers in our region,” Irgang Group CEO Mark Irgang said. “With their unique offering, Boot Barn fit that bill perfectly. Having witnessed their special brand of merchandising at Poplin Place, a center we recently purchased in North Carolina, we are thrilled to have them as the first new tenant since our acquisition of Union Lake.”
Based in Nyack, New York, Irgang purchased the 43.39-acre site last November in a deal with Goodman Properties. The firm said it’s planning a series of physical improvements such as replacing all parking lot lighting with LED lamps, capitalizing on the center’s heavy traffic within a market that includes nearly 100,000 people within a 15-minute drive.
ShopRite anchors Union Lake Crossing and is the second-most-visited grocer within a 30-mile radius, Irgang said. Other tenants include Kohl’s, Ross Dress For Less, Staples and PetSmart, among others, while there is a Target adjacent to the Irgang property.
“As brick-and-mortar retailing continues to come back from the effects of the pandemic, we’ve had strong interest from a number of national, regional and local tenants for Union Lake’s remaining vacancies and expect to announce more signed leases as the year progresses,” said Joseph Dougherty, executive vice president and principal with Metro Commercial.
Boot Barn’s other New Jersey store will be in Cherry Hill.
