A trucking company has subleased a 16,000-square-foot building in Union Township, under a newly announced transaction by NAI DiLeo-Bram & Co.
In a news release, the brokerage firm said Rbud Inc. has relocated from Elizabeth to backfill the space at 805 Lehigh Ave. The deal comes only weeks after the master tenant set out to find another building and eliminate its existing lease obligation, creating an opportunity that met the subtenant’s needs for fenced-in parking and proximity to northern New Jersey’s port district.
NAI DiLeo-Bram Vice President Richard Goski and Associate Vice President Catherine Goski represented the master tenant in the sublease and in its purchase of a new property. Robert Clayton of Keller Williams City Life JC Realty represented Rbud Inc.
“This was a win-win transaction for our client and the new sub-tenant,” Catherine Goski said. “Union has become a very competitive industrial market with its attractive location near the ports and major highways. We were pleased to offer a property that met Rbud’s needs and additionally allowed our client to move into its new space and not have to pay its existing rent obligation.”
According to NAI DiLeo-Bram, the master tenant had four years remaining on its lease at 805 Lehigh Ave. The building includes upgraded office space and covered loading docks.
