A packaging and logistics company has leased nearly 120,000 square feet of industrial space in Piscataway, under a newly announced transaction by JLL.
The tenant, USA Container Co. Inc., will occupy the entire building as part of its long-term commitment at 170 Circle Drive North, according to a news release. The space is part of the five-building, 535,000-square-foot Rutgers Industrial Center off Interstate 287, providing easy access to the region’s highway network and dense population.
JLL Vice Chairman Joel Lubin, Executive Managing Director Brian Golden and Executive Vice President Gary Politi represented Levin Management Corp., the asset manager for Rutgers Industrial Center, in the 118,070-square-foot transaction. Ken Rubin with Rubin Realty Associates represented USA Container, which provides packing supplies, warehousing and freight services.
“This is an ideally located facility with easy access to the entire metropolitan region and beyond,” Lubin said. “The facility has ample parking and is positioned to support the growing needs of the distribution sector.”
Originally built in 1969, 170 Circle Drive North occupies 8.26 acres and has 73 parking spaces, JLL said. The firm added that the site, in addition to its highway access, is less than 10 minutes from NJ Transit’s Raritan Valley line.
“Within today’s dynamic and rapidly changing industrial and warehouse real estate landscape, this team did an exemplary job,” LMC President Robert Carson said. “USA Container has a longstanding history of success in warehousing products for their customers — making it a solid tenant and a desirable fit for Rutgers Industrial Center.”
