J.G. Petrucci Co. Inc. has broken ground on its latest industrial project in South Jersey, a 107,000-square-foot facility just north of Interstate 295 in Salem County.
The developer said the parcel, located at 9 Jenkins Lane in Pedricktown, will be pad-ready by year-end as it looks ahead to the start of vertical construction in January. The finished product will occupy just over eight acres, offering a 32-foot clear ceiling height, 69 car parking spaces, 22 door docks and two drive-in doors.
Iron Hill Construction Management, Petrucci’s in-house construction firm, is spearheading the build-out for the Asbury-based firm. Cushman & Wakefield’s John Gartland is the leasing agent for the facility at Gateway Flex Center.
“This particular location is surrounded by a deep skilled labor pool, providing businesses with access to a talented workforce,” said Gartland, an executive managing director at Cushman. “The development’s proximity to major transportation arteries ensures seamless connectivity, making it an attractive hub for companies seeking a prime location for their industrial operations.”
Notable neighbors within the business park include Walmart, Goya, five Below, Premier Packaging and UPS, Petrucci said. It noted that the new project has received approval for a payment in lieu of taxes agreement, providing financial incentives for tenants and fostering economic development in the region.
