J.G. Petrucci Co. Inc. is set to develop a speculative 187,500-square-foot industrial facility in Somerset County after recently acquiring an 18-acre site, the firm said Monday.
In a news release, the Asbury-based firm said the building will rise on Meister Avenue in Branchburg, a corridor lined with several other industrial and flex facilities. The property will be available for lease in spring 2018, giving a tenant access to routes 22 and 202 and interstates 78 and 287.
Joel Lubin, managing director of JLL’s office in the Iselin section of Woodbridge, represented J.G. Petrucci the acquisition and has been retained to serve as exclusive leasing agent for the property.
“We are excited to embark on this new development in Branchburg Township,” Jim Petrucci, founder and president of J.G. Petrucci, said in a prepared statement. “With industrial and flex properties currently in high demand in New Jersey, our team at J.G. Petrucci sees this acquisition as a perfect opportunity to develop a facility that will be ideal for businesses looking for a modern building and easy access to several major highways.”
Petrucci will build the facility using precast concrete, which it says offers many advantages to the end user. Once completed, the building will feature 31 loading docks, two drive-in doors and 36-foot clear ceiling heights.
The property will also have parking for 134 cars and 16 trailers.
In the news release, the firm pointed to the presence of other industrial tenants near the Meister Avenue site, including FedEx, Agfa Corp. and Site One Landscape Supply.
