A retail space in downtown Jersey City section is available for the first time in more than a decade, offering some 4,000 square feet in a busy residential and commercial district.
According to Pierson Commercial, which is marketing the unit, the space at Washington Boulevard and 6th Street is at the base of a 523-unit luxury apartment tower known as BLVD 475 Residences. Neighboring retailers benefit from the more than 8 million square feet of office space in the surrounding blocks and a daytime population of nearly 12,400 within a quarter-mile radius, as well as the building’s shared access with the 198-room DoubleTree by Hilton Hotel.
Pierson Commercial’s Robert Mackowski is spearheading the assignment.
“475 Washington Boulevard offers an ideal opportunity for retailers and restaurateurs to enter a competitive market with high visibility and foot traffic,” Mackowski said. “The potential to add a liquor license further enhances the appeal of this prime corner location.”
Part of a building owned by Veris Residential Inc., the 4,100-square-foot space has come available for the first time in more than 13 years, the broker said. The property is directly behind Hudson Exchange, a master-planned community with more than 5,000 proposed residential units, including a new 802-unit phase that will be delivered in early 2025.
The site is also a five-minute walk from the Newport PATH Station and a short walk to the Hudson-Bergen Light Rail’s Harsimus Cove station. Co-tenants at 475 Washington Blvd. include Orangetheory Fitness, VB3 Pizzaria and Casa de Lobo, while nearby users include ShopRite, Ruth’s Chris Steak House and Chipotle.
