A highly anticipated Starbucks in Clifton is on track to open this fall, with construction well underway at Prism Capital Partners’ mixed-use ON3 campus.
The developer noted that steel is up for the new 2,500-square-foot drive-thru store, which will be the chain’s only location serving eastbound travelers on Route 3 between Wayne and the Lincoln Tunnel, even with multiple locations along the highway’s westbound side. Slated for an October opening, the restaurant will also mark the first retail tenant at ON3, which spans 116 acres across Nutley and Clifton and is home to the likes of Eisai Inc., Quest Diagnostics, The Ralph Lauren Corp. and Hackensack Meridian Health’s School of Medicine and Center for Discovery and Innovation, among others.
Prism Construction Management is developing the new building for the Seattle-based coffee chain.
“Providing complementary retail uses to support tenants, their employees and area residents has long been central to our redevelopment plan for ON3,” said Prism’s Eugene Diaz, a principal partner with the Nutley-based firm. “Bringing in quality tenants like Starbucks is integral to achieving our goal of creating an unparalleled campus experience. We took great pains to design a very distinctive building that is unlike any other Starbucks and is unique to ON3.”
According to Prism, the new building will have a distinctive slanted roof design, as well as outdoor seating and accommodations for cyclists. The project will be delivered to Starbucks this summer for fit-out, while the developer noted that it’s currently negotiating additional retail leases for ON3.
Prism’s vision for the property — which began in 2016 with the acquisition of the former Hoffmann-La Roche North American Headquarters campus — has focused on transforming it into a vibrant, walkable lifestyle hub integrating modern lab, research and office space with a full array of residential and community offerings. The site’s existing 1.45 million square feet of office and research space is 100 percent occupied, while more than 2 million square feet of additional space is planned for the site.
Other occupants include Seton Hall University’s Graduate College of Nursing and School of Health and Medical Sciences, Modern Meadow and Y-mAbs Therapeutics, with a new Hackensack Meridian Health Ambulatory Care Center currently under construction.
