Prism Capital Partners has rented 50 percent of its new 232-unit luxury apartment building in downtown Woodbridge, hitting the milestone in less than three months.
Known as Avenue & Green, the development has brought new life to a five-acre site that once housed an auto dealership. Prism launched leasing at the multifamily building in mid-September, hoping to lure renters with an upscale mix of studio, one-bedroom and two-bedroom homes, high-end amenities and a location steps from NJ Transit rail service.
Monthly rents start from $1,815.
“The pace of leasing at Avenue & Green has been nothing short of incredible,” said Robert Fourniadis, Prism’s senior vice president for residential. “This one-of-a-kind community is attracting interest from a wide demographic. We are seeing renters of all ages and diverse income levels coming from the local region as well as out of state.”
Fourniadis credited Avenue & Green’s leasing team — including The Marketing Directors’ Shanice Coull, Chelsie Loh and Jamie Case — with helping to drive traffic to the property at the corner of Rahway Avenue and Green Street. He also praised Prism’s in-house construction management team of Stephen Torell, vice president of construction, along with Project Superintendent Pete Silveira and Project Manager Troy Branham, for their role in the development.
The finished project includes amenities such as a pool and a landscaped courtyard with private grills, outdoor dining, fire pits and a screening area, according to a news release. Indoor features include a resident lounge with billiards and shuffleboard, a modern fitness center, a demonstration kitchen and others.
Avenue & Green also is home to 10,500 square feet of street-level retail space that has attracted two tenants to date — LeGrand Coffee House and The UPS Store — with additional contracts in the works for the remaining availability.
“It’s an exciting time at Avenue & Green, and we couldn’t be more pleased with the strong interest from residential and retail tenants alike,” said Prism’s Edwin Cohen, a principal partner of the Nutley-based firm. “Our thanks continue to go to the local officials in Woodbridge for their support in bringing this high-value development to the township’s vibrant downtown.”
