Leasing is underway at Prism Capital Partners’ new 252-unit high-end apartment property in Dunellen, where the firm has brought new life to a former industrial site in the downtown.
Known as The Nell, the property at 100 South Washington Ave. is a collection of one- and two-bedroom homes with introductory net rents starting at $2,142. It also sits directly across from NJ Transit’s Dunellen station, which Prism hopes will be a key selling point after its redevelopment of the Art Color facility about a mile from Route 22.
“Dunellen is known for its small-town charm and vibrant downtown — it’s a wonderful place to live in central New Jersey,” said Prism’s Robert Fourniadis, senior vice president for residential. “Early interest in The Nell shows its ideal location — with easy access to transit, shopping and dining — is a big draw for potential renters. Additionally, The Nell is introducing a standard of apartment living that is second to none in the area.”
Residents at The Nell will have upscale living spaces with on-site garage parking, smart lock entry, in-home washer and dryer, a secured package room and indoor bike storage, according to a news release. Amenities include a clubhouse with a modern fitness center, a yoga room, a resident lounge and others, along with outdoor spaces such as a resort-style pool, a landscaped courtyard and entertainment area and private grills.
Designed by Spiezle Architectural Group, The Nell reflects the character of its neighborhood, with the clubhouse and retail elements incorporating a transit theme, the developer said. The site also has new retail space that will be home to Blue Foundry Bank and Kessler Rehabilitation Center, under two recent leases, with a remaining 3,700 square feet that Prism expects will draw users such as an independent coffeehouse, a restaurant or local convenience store.
“At Prism, we are proud to have worked closely with local officials in Dunellen to bring to market a quality development,” said Prism’s Edwin Cohen, principal partner. “The Nell already is playing a key role in the borough’s continued renaissance, and now it is bringing both new residents and retail tenants to the area.”
Additionally, The Nell property has 130 for-sale townhouses developed by K. Hovnanian Homes. Residents began to move into the homes this fall.
Prism inks deals with Blue Foundry, Kessler as first retail tenants at Dunellen project
