Brookfield Properties has leased up more than 312,000 square feet of new industrial space in New York’s Orange County, in a deal arranged by Resource Realty of Northern New Jersey.
According to the brokers, PrimeSource Building Products signed a long-term, full-building commitment for the Maybrook Logistics Center at 134 Neelytown Road in Montgomery. The company will use the space to service New York, New Jersey, Connecticut and Pennsylvania, supplying residential and commercial construction retailers with various products for nearly every phase of building.
Resource Realty principals Tom Consiglio and Scott Peck represented Brookfield in the 312,567-square-foot lease and brokered the land acquisition for the speculative development. Newmark’s Frank Puskarich and Art Ross represented the tenant.
“Thanks to immediate interstate access and institutional ownership, this new-construction industrial property presented a national-footprint tenant like PrimeSource with significant occupancy cost savings compared to similar Class A properties in nearby submarkets,” Consiglio said. “Orange County, New York, is a popular suburban enclave with an extensive transit network and a strong, educated workforce that will sustain PrimeSource’s growth and talent pipeline well into the future.”
In a news release, Resource Realty noted that Brookfield developed Maybrook Logistics Center to achieve certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale. The facility also has 36-foot clear ceiling heights, 74 loading doors, two drive-in doors and parking for 98 cars and 129 trailers, providing a location that’s less than a mile from Interstate 84 and a 10-minute drive from where the highway converges with Interstate 87.
To that end, PrimeSource will have easy access to the New York City metro and northern New Jersey markets, as well as key destinations such as New York Stewart International Airport, Port Newark-Elizabeth and Newark Liberty International, LaGuardia and John F. Kennedy International airports.
