SJP Properties has signed a new lease that will bring a restaurant and technology startup to its Waterfront Corporate Center property in downtown Hoboken.
The operator, Wonder, is taking 3,700 square feet of retail space at the three-building, 1.5 million-square-foot complex, according to a news release. The deal marks the first Gold Coast location for what the firms describe as a “fast fine” dining concept founded by Marc Lore — the founder of Jet.com and former head of e-commerce for Walmart — which features menus from chefs like Bobby Flay, Marc Murphy, Jose Andres, Marcus Samuelsson and a host of high-end restaurants.
Wonder will open its doors at Waterfront Corporate Center III later this year, offering delivery, pickup and dine-in options at the new brick-and-mortar location.
“Nearly every company we work with is focused on providing new, high-end and diverse dining options for their people,” said Alexander Erdos, SJP’s senior vice president of leasing and marketing. “Wonder is growing in key markets, and we believe their arrival in Hoboken at Waterfront Corporate Center will be a wonderful amenity, further enhancing the tenant experience and the surrounding community.”
Marta Villa of CBRE represented ownership, while JP Pirraglia of RIPCO Real Estate represented Wonder, whose portfolio includes Tejas Barbeque, Di Fara Pizza and Barrio Café. The company and its vertically integrated platform will join a host of tenants at SJP’s high-end property, which it developed between 2002 and 2014, including office users such as EY, DraftKings, Newell Brands, Walmart, RMS and Pearson and retail operators such as Crunch Fitness, Del Frisco’s Grille and Wicked Wolf restaurant.
Rock Brook serves as the project’s MEP engineer.
The deal, meantime, marks Lore’s second at Waterfront Corporate Center after he once leased office space for Jet.com before selling the e-commerce startup to Walmart in 2016.

With such close proximity to the river walkway, we expect to see a significant amount of walk-in customers, in addition to the regular cadence of delivery customers we see at our locations in Westfield, New Jersey and the Upper West Side of Manhattan.

Waterfront Corporate Center is adjacent to the W Hoboken Hotel and is steps from Hoboken Terminal’s NJ Transit, PATH, NY Waterway Ferry and Hudson-Bergen Light Rail connections.
