Manhattan Bagel has taken nearly 3,000 square feet for a new standalone location in Flemington, in one of three newly announced leases by CBRE.
Brokers with the firm represented ownership in the deal at 39 Route 31, the site of a former fast-food eatery with a drive-thru location and parking for 28 vehicles. The 2,800 square-foot commitment marks an expansion for the operator, which also owns and operates Manhattan Bagel locations in Union and Westfield.
CBRE’s Marta Villa and Sam Bernhaut completed the deal.
“The northern New Jersey retail leasing market is seeing increased demand as the area’s median household income remains considerably above the national average, leading tenants to compete for a dwindling supply of available retail space,” said Villa, a senior vice president in CBRE’s Florham Park office. “Regional retail spending is up more than 6 percent year over year, and tenant demand has brought retail vacancies down to pre-pandemic rates.”
Villa and Bernhaut also represented the landlord at 600 Corporate Drive in Lebanon, where healthy snacks maker Ancient Crunch has taken 6,000 square feet. They noted that the location between Interstate 78 and Route 22 provides easy access to New York City and Pennsylvania, adding that the four-story, 125,000-square-foot property has a food court and other amenities.
In Garwood, Academy Youth Sports Performance Training signed a 10-year, 4,000-square-foot lease at the Blue-Ribbon Shopping Center at 100 North Ave. Villa and Bernhaut completed the deal on behalf of the property owner.
