Five retailers have combined to lease nearly 10,000 square feet on the ground floor of a newly built, 163-unit luxury apartment building on the west side of Jersey City.
The property’s ownership group — The Hampshire Cos., Claremont Cos. and Circle Squared Alternative Investments — on Tuesday announced the new tenants at their project known as RIVET, which opened last summer on University Place. The operators include:
- Five Guys (2,500 square feet)
- Carvel (1,000 square feet)
- University Place Pharmacy (1,000 square feet)
- Cuteicles, a luxury nail salon and spa (3,000 square feet)
- RivetCare, a general practitioner (2,000 square feet)
The transactions have brought the property’s street-level retail component to full occupancy.
“RIVET’s ground-level retail enhances the tenant experience by offering them access to everyday conveniences right outside their door,” said Norman Feinstein, principal vice and chairman of Hampshire and manager of its Generational Fund. “As University Place continues to grow, these retailers will be an important backbone in the creation of a vibrant, walkable neighborhood designed around the needs of today’s residents and the surrounding community.”
Located off West Side Avenue, RIVET is part of the first phase of a mixed-use master plan to transform land owned by New Jersey City University. The developers touted the addition of service-oriented, ground-level retail space as a key piece of ensuring the neighborhood’s walkability and ability to support a growing population.

Located one-third of a mile from a Hudson Bergen Light Rail stop, the overall project known as University Place will include 1,000 new luxury residential units and more than 120,000 square feet of retail space, along with a new performing arts center and public space.
