Ridgecut Road has broken ground on a project that will bring more than 146,000 square feet of industrial space to a fast-growing submarket just north of New Jersey.
The firm, which is marketing the building alongside JLL, said the facility in Montgomery, New York, is now set to rise in a highly visible location off Interstate 84. It’s eyeing a late 2025 delivery for the speculative project at 14 Moosilauke Drive, with plans calling for 36-foot clear ceiling heights, 31 dock doors, two drive-ins and 16 dedicated trailer parking spaces.
Importantly, tenants will have easy access to a robust transportation network that serves the entire Northeast Corridor from Philadelphia to Boston and provides a last-mile distribution route into New York City.
“Montgomery offers a prime logistics location that has seen significant growth thanks to its deep talent pool and business friendly programs,” said Scott Shalek, a principal and cofounder of Ridgecut Road. “We are thrilled to begin building this new Class A facility that will provide one of the region’s most advanced warehouse and distribution opportunities.”

Located about 40 miles from northern Bergen County, the 146,075-square-foot building will join a region that has attracted users such as Amazon, FedEx, UPS, Staples, Medline and XPO Logistics, Ridgecut Road said. The region also boasts a strong labor market, while the site is 60 miles from New York City and 75 miles from both Newark Liberty International Airport and Port Newark-Elizabeth.
JLL Vice Chairman James Panczykowski and Vice President Zach Antonucci of the firm’s Northeast industrial group lead the property’s leasing team. Pratt Design Studio is the project’s architect, while PREMIER Design + Build Group is serving as general contractor and will lead the construction at the 13.6-acre site, marking its first project with Ridgecut Road.

Cushman & Wakefield’s John Alascio, TJ Sullivan, Chuck Kohaut and Mitch Rothstein represented the developer in securing financing.

PREMIER, for its part, noted that its team at the site includes Project Manager John Poje, Project Engineer Sabrina Krasner and Superintendent Erik Hoermann. Additional building specifications include seven-inch fiber-reinforced concrete slab, 10-inch insulated precast concrete walls and a 30-year EPDM roof that will lie over six inches of continuous insulation.
