Halpern Real Estate Ventures has leased more than three-quarters of Birch House, its distinctive 337-unit luxury apartment building in Jersey City’s resurgent West Side.
The firm, which unveiled the project early last year, said Monday that it has welcomed hundreds of residents to the property at 49 Fisk St. It’s now releasing its final tranche of apartments after hitting the 80 percent leased mark, reiterating the building’ nature-inspired design, amenity offerings and value proposition relative to other parts of Jersey City.
Minno & Wasko Architects and Planners designed for Birch House, with interiors and amenities curated by The Meshberg Group. JRM Construction Management was its general contractor.
Corcoran Group Marketing has overseen the lease-up for the six-story building, where monthly rents for studio apartments begin from $2,250, while one- and two-bedroom homes are priced from $2,495 and $3,395, respectively.
“Birch House is firmly established as the premier brand new rental building on Jersey City’s West Side,” said Joel Halpern, president of Halpern Real Estate Ventures. “The neighborhood has experienced tremendous growth in recent years with new residential options joined by new restaurants and other lifestyle elements. Our leasing success is a result of the property’s ability to resonate with residents who could live in more high-profile locations but have chosen to live on the West Side and in Birch House.”
Amenities include a vast garden courtyard with open green space and extensive landscaping and a 22,000-square-foot rooftop with 360-degree views of the Hackensack Waterfront District, downtown Jersey City and Manhattan in the distance, according to a news release. Residents also have access to private and public coworking spaces, a lobby with an interconnected stair to the second floor, a speakeasy-style bar and a modern fitness center, among other offerings.
Meantime, the building has sustainable design elements such as a composting system producing fertilizer for the property’s landscaping, community garden planters, rooftop solar panels, electric vehicle chargers, rainwater collection for irrigation and a 20,000-square-foot landscaped park, HREV said. The property also has LED lighting and low-flow fixtures.
Residents of Birch House are among the latest to join Jersey City’s fast-growing West Side, which has seen a spike in new investment and revitalization efforts. That means they have quick access to the nearby 273-acre Lincoln Park and the nine-hole Skyway Golf Course, as well as Route 440 for a connection to the New Jersey Turnpike and Routes 1 and 9, while Hudson-Bergen Light Rail service is five blocks away.
