Ridgecut Road has purchased a 1.7-acre industrial outdoor storage parcel in Linden, with plans to attract a new tenant after upgrading a 17,000-square-foot building on the property.
In a news release, the firm said the facility at 1401 East Linden Ave. has nine loading docks and three oversized drive-in doors, making it an appealing option for cross-dock warehouse or maintenance uses. It now plans to boost that appeal with new dock doors and packages as well as new oversized drive-in doors, upgraded exterior lighting and a roof replacement.
Ridgecut Road is also slated to update the fencing around the property, repave and repatch the heavy-duty concrete apron, refresh the office space with new paint, carpet and tile and repaint the interior and exterior of the masonry building. All of which will capitalize on the site’s infill location near Route 1&9, the New Jersey Turnpike and Interstate 278 and 10 miles from Newark Liberty International Airport and Port Newark-Elizabeth.
“1401 East Linden Avenue is a key addition to our portfolio,” said Scott Shalek, a principal at Ridgecut Road. “With its strategic location minutes from Port Newark and our planned capital improvement program we’re confident this property will attract high-quality IOS tenants and deliver long-term value.”
The firm is marketing the property alongside Christian Walsifer and David Thomas of The Blau & Berg Co.
