A collection of loft-style apartments has hit the market in Jersey City, bringing new life to a historic industrial building and marking the latest piece of a growing residential district.
Located at 316 15th St., the 140-unit project is the second phase of a plan by RXR, Columbia Property Trust, Strategic Value Partners LLC and One Investment Management. Leasing is now underway at the property, known as Radio Lofts, offering what the firms say is some of the city’s largest rentals of its kind and features such as 11.5-foot ceiling heights, exposed brick, large windows and floorplans with flexible spaces and dens to suit a variety of lifestyles.
Renters will also be within the burgeoning SoHo West neighborhood, which is directly south of Hoboken and just west of the Holland Tunnel approach to Manhattan. The developers hope to leverage that location as part of their multiphase Hudson House collection, noting that construction for its third and final phase is nearly complete.
“Radio Lofts embodies Hudson House’s broader philosophy of creating distinct identities for each building within a thoughtfully curated community,” said Whitney Arcaro, chief revenue officer at RXR. “In particular, Radio Lofts preserves an authentic piece of Jersey City’s industrial heritage while introducing a collection of larger, more flexible residences that deliver added value through their generous layouts and luxury, condo-level finishes.”

Designed by Urban Architecture, the project has revitalized a five-story industrial building constructed in the 1920s for the Continental Can Co. and later occupied by Emerson Radio. Renters have their choice of floorplans ranging from studio to three-bedroom units, each with luxury finishes and appliances, and amenities such as a high-end fitness center, a yoga studio, an indoor basketball court and soccer field, coworking spaces and others.
Outdoor offerings include a sky lounge, two outdoor pools with cabanas and a sundeck and grilling and recreation areas, according to a news release. The building also benefits from on-site parking with electric vehicle charging, plus shuttle service to the Hoboken PATH station.
Monthly rents start at $2,975 with incentives, while immediate occupancy is available, the developers said. The Marketing Directors is the exclusive marketing and leasing agent for Hudson House, with Greystar serving as property manager.

Radio Lofts also has five on-site retail spaces, complementing Hudson House’s roughly 48,000 square feet of commercial space that houses a mix of market, dining, beauty and childcare uses, with additional concepts continuing to come online.

RXR, Columbia and its partners acquired Radio Lofts in 2025 to establish the current version of the Hudson House collection, the news release said. The full development will ultimately include 829 homes, including the 26-story tower Hudson House East that is complete, plus the Hudson House West project that is slated for delivery this spring.

Soho West has rapidly evolved from an industrial enclave into a vibrant, integrated neighborhood on the Hoboken border, the investment group said. The area now has thousands of homes, local retail and public spaces, including the 1.5-acre Coles Street Park with playgrounds, dog runs, open lawns, a three-tiered amphitheater and community gathering areas.
