SJP Properties has unveiled plans to build nearly 294,000 square feet of new logistics space outside Charlotte, continuing its expansion in key Southeast industrial markets.
The longtime New Jersey and New York developer said its plans call for a facility in Salisbury, North Carolina near the key thoroughfares of Interstate 85 and Route 29, one that it expects to deliver this fall. Known as Grace Logistics Center, the 293,918-square-foot building will rise on Grace Church Road, occupying a roughly 34-acre site that’s just 40 miles north of Charlotte.
The property is also within a four-hour drive of other major destinations, including Charleston, Hilton Head and Myrtle Beach in South Carolina, as well as Knoxville, Tennessee and Savannah, Georgia.
“SJP is bullish on Charlotte and the greater Southeast as the region offers some of the best industrial fundamentals and transportation infrastructure, along with a growing population to fuel demand for many years ahead,” said Alexander Erdos, SJP’s senior vice president for leasing and development. “Grace Logistics Center will elevate the quality of industrial inventory available and entice e-commerce distributors in particular as their need for prime warehouse and showroom space continues to escalate.”
The project is SJP’s second industrial development in the Southeast, following its construction of the 7 million-square-foot Georgia International Commerce Centre near the Port of Savannah in 2023. It noted that Charlotte is one of the 20 fastest-growing cities in the U.S. and is a key transportation hub in the south, while the region has emerged as one of the strongest industrial sectors in the nation as the home of more than 3,000 manufacturers.
At Grace Logistics Center, SJP will offer tenants extensive signage rights with clear highway visibility, according to news release. The property will have a 74,000-square-foot lot for trailer parking, 49 dock doors and six motorized 12- by 14-foot drive-in doors with 36-foot clear ceiling heights.
Cushman & Wakefield executive managing directors Fermin Deoca and Matt Treble and Director Frances Crisler are the leasing team for the building, which is divisible for multiple tenants or available to a single tenant.
“This property is a unique asset ideally located along the Interstate 85 corridor,” Treble said. “In a market known for catering to bulk tenants, Grace Logistics Center will appeal to large and small tenants alike. The property will be especially attractive to businesses in this part of the Charlotte market that do not currently have access to premium quality warehouse space.”
