SJP Properties has taken the wraps off a new 64,000-square-foot office space in Woodbridge for TIAA, the Fortune 100 financial services company.
The developer announced Monday that it has completed the interior build-out at 194 Wood Ave. South, a 470,692-square-foot building in the Metropark submarket. The firm said its project has transformed what was a traditional suburban office installation into an open-concept floorplan with abundant natural light, multiple collaborative work areas across two floors and an interconnecting interior staircase.
TIAA tapped SJP Project Solutions, the firm’s third-party project and construction management division, to oversee the build-out.
“This is now a more modern workplace — the best quality interior space in Metropark — that effectively brings TIAA’s employees and operations into the future,” said Peter Bronsnick, SJP’s New Jersey Region president. “These two floors at 194 Wood Avenue represent the changes we can expect to see across the market as we continue to reimagine office configurations and design to keep employees comfortable, safe, and performing optimally.”

SJP is the original owner and developer of the Wood Avenue property, which was owned by AIG at the time of the project. In August, AIG sold the building to Opal Holdings for $140 million.
The developer said its knowledge of the property was key in completing the build-out, which took just under nine weeks. SJP Project Solutions collaborated with IA| Interior Architects and ARUP mechanical engineering on the space, which it said will now be a showcase for TIAA that will help it attract and retain talent.
