A new luxury rental property has opened in Livingston, bringing an infusion of 300 apartments to western Essex County following a project by two local developers.
The firms, Sterling Properties Group and Danbro Properties, joined public officials and project partners this week to unveil what’s known as Canterly Place at 51 Okner Parkway. They’re now welcoming residents to the collection of one-, two- and three-bedroom units, offering upscale homes and amenities in a location just north of Route 10 and minutes from other major highways.
Notably, the building consists of 240 market-rate units and 60 that are reserved as affordable housing, with a select amount allocated to Jewish Services for the Intellectually and Developmentally Disabled.
“Building community is Canterly Place’s unifying design philosophy,” said Andrew Zuckerman, senior vice president of Sterling Properties Group. “From the carefully curated amenity package to the quality of construction and attention to detail throughout the property, every aspect of the community was designed to bring residents together and create a true sense of belonging.”
Designed by Lessard Design, with interiors by Mary Cook Associates, Canterly Place recently received the 2026 Excellence Award for Best Multifamily Amenity Space from the Urban Land Institute Northern New Jersey District Council. Those offerings include coworking spaces, a clubroom, a private dining room and a fitness center, among many others, as well as a pool courtyard with a pergola, grilling and fire pit areas and basketball and pickleball courts.
Residents of select units also have private balconies and terraces, while others have floor-to-ceiling windows that maximize natural light and views.

“Our vision for Canterly Place was to create more than just apartments,” said Wayne Zuckerman, founding member and principal of Livingston-based Sterling. “We wanted to build a destination where residents can connect with neighbors, enjoy best-in-class amenities and experience the convenience and lifestyle benefits that have become increasingly important to today’s renters. The response we’ve received throughout development reinforces that this type of community is exactly what the market is looking for.”
Northwestern Mutual served as a financial partner under a nearly $127 million debt and equity package secured in 2023 by JLL.
“The success of Canterly Place is the result of a tremendous collaboration between our internal team and an outstanding group of architects, designers, engineers, construction professionals and financial partners,” said Kevin Codey, founder of Danbro Properties in Caldwell. “Together, we delivered a community that reflects a shared commitment to quality, innovation and long-term value for both residents and Livingston as a whole.”
Sterling Properties Group noted that Canterly Place is part of its growing portfolio, which currently includes some 6,000 apartments under management. The firm also has more than 2,000 homes in various stages of development, including the 230-unit Blue Hill project under construction in Watchung, and Plaza Greene, a 145-unit active adult community in Fair Lawn that’s slated to open in 2027.
“With its outstanding schools, strong employment base and exceptional quality of life, Livingston exemplifies the underserved rental markets where we continue to see significant opportunity,” said Steven Katz, principal of Sterling Properties Group. “Canterly Place reflects our mission of creating thoughtfully designed communities in some of New Jersey’s most desirable locations, and we look forward to bringing similar opportunities to residents across the state.”
