The STRO Cos. has secured a new tenant for a Fairfield industrial building after agreeing to lease nearly 23,000 square feet to a specialty foods distributor.
According to Cushman & Wakefield, which represented the landlord, the deal with Moda Foods brings the property at 123 Lehigh Drive to full occupancy. The transaction follows a recent update of the 40,000-square-foot building, which provides tenants with quick access to Route 46 and Interstate 80.
Cushman’s Bill Waxman, Morgan Nitti, Jeff Volpi, Mindy Lissner and David Gheriani completed the long-term, 22,523-square-foot lease on STRO’s behalf. Brian Wilson of Resource Realty represented the tenant, which distributes desserts such as macaroons, Turkish baklavas, and Turkish delights.
“Located in the heart of the Northeast distribution corridor, 123 Lehigh Drive is a preferred location for industrial users, as it boasts exceptional accessibility to both the New Jersey and New York markets,” Waxman said. “We are excited to welcome Moda Foods to the building with a lease for the remainder of the property’s vacant space, bringing total occupancy to 100 percent.”
In a news release, C&W said 123 Lehigh Drive has 24-foot clear ceiling heights, two dock doors, recently repaved and restriped parking and new LED lighting throughout.
“This transaction is a testament to the lasting strength and desirability of northern New Jersey industrial assets and the Fairfield market,” said Elliot Ferris, a senior director of leasing and acquisitions with STRO. “Our team embarked on a large repositioning project following the initial acquisition and were able to procure two strong, long-term tenants with Cushman & Wakefield’s guidance and persistence over the last year.”
