THE TOWN TITLE DIFFERENCE
In addition to some 125 monthly residential purchase and refinance closings, Town Title Agency insures many notable commercial transactions across a wide array of industries, with particular expertise in health care, retail net-lease, logistics company and car dealership properties. Town Title has also had the privilege of insuring some of the largest transactions in New Jersey and New York, which speaks loudly to the trust and confidence that our clients have in our agency.
Just recently, Town Title Agency was selected to work alongside another title agency in insuring a complex $30mm refinancing transaction in Bergen County, NJ, involving a 400-square-foot overlap onto adjacent property. The ownership of the overlap property was unclear, and the title was not insurable without taking exception to this parcel. We searched the chain of title for our property and the adjacent property, in conjunction with a review of surveys and maps to determine ownership, and we determined that the land was owned by the adjacent property owner. Ultimately, we developed an REA (reciprocal easement agreement) and a boundary line agreement with the adjacent owner, and we were able to insure the transaction and provide the owner with a clear and marketable title.
