A uniform company has purchased a 207,000-square-foot industrial building in Hillside for $30 million, in a newly announced deal by Zimmel Associates.
The brokerage firm said the buyer, an affiliate of UniPro International Uniforms, will use the space at 1319 North Broad St. for warehousing and distribution for a business that serves law enforcement and security, transportation and other professions. Zimmel Associates President David Zimmel represented the seller, AH Realty Associates, noting that the deal came 13 years after the now-former owner purchased the building off Route 22.
Ken Rubin of Rubin Realty represented the Irvington-based buyer, 1319 North Broad Street LLC.
“Lack of space, a great location, solar roof panels and tremendous demand generated a lot of purchaser interest,” Zimmel said. “However, 1319 North Broad Street LLC was able to close within 60 days, which gave them a leg up on other buyers.”
In a news release, Zimmel said the two-story building sits on 4.4 acres and has 26 exterior dock doors, a 15-foot clear ceiling height, a freight elevator and 223 parking spaces. It’s also 5.5 miles from Newark Liberty International Airport, close to Port Newark-Elizabeth and minutes from the Garden State Parkway, the New Jersey Turnpike, Interstate 78 and Route 1 & 9.
Zimmel, which brokered the sale of the property in 2009, also handled the lease of the building to Ferrara Trucking for the entire 13-year span. AH Realty Associates opted to seek a buyer as the logistics company’s lease term was coming to an end.
