Development firm Walters has broken ground on the second phase of a new 150-unit, age- and income-restricted apartment complex in Somerset County.
In a news release, the company said it now has two three-story buildings under construction at what’s known as Cornerstone at Branchburg. The first is slated for completion by year-end, while the developer expects to deliver the second by spring 2023.
The project at 1000 Cornerstone Drive in Branchburg is rising at an 11.7-acre site at Route 202 and Old York Road.
“We’re very proud to bring this high-quality, energy-efficient community to Branchburg,” said Joseph Del Duca, partner and director of affordable housing for Walters. “Senior residents will benefit from having an affordable housing option with services and amenities in a safe and desirable setting.”
Restricted to residents 55 and older, Cornerstone at Branchburg will feature one- and two-bedroom apartments with high-end finishes and layouts ranging from around 700 to 900 square feet. The complex will also feature community spaces for socializing, exercising and accessing computer workstations, including outdoor areas will offer seating areas with gas grills, while a staffed social services coordinator will be available upon request.
Residents whose incomes are at or below 60 percent of the area median income will have priority, the news release said. Rental rates are based on the renter’s gross annual income, according to the rent and income requirements chart.
Walters has also designed Cornerstone at Branchburg to be sustainable through the use of ENERGY STAR appliances that will help reduce long-term utility costs, as well as noninvasive landscaping and the use of recycled materials during construction.
