PROJECT SPOTLIGHT
Wilentz has been representing a property owner in connection with the redevelopment of a large tract in southern New Jersey pursuant to a redevelopment agreement. Our work has included consideration of issues related to potential use of certain of the buildings for cannabis cultivation and manufacturing, development of public parks and connecting the project to a nearby train station. On behalf of the client, we negotiated the redevelopment agreement, required easements, dedications, municipal enactments, grants, land use entitlements and DEP permits. We addressed unique property transfer and historic preservation issues. This project is a prime example of how our multidisciplinary approach to problem solving here at Wilentz, Goldman & Spitzer P.A., facilitates commercial real estate transactions in a highly regulated environment.
ON THE HORIZON
Following modest improvements to the commercial real estate market in 2024, we see a fresh landscape of new opportunities and challenges for 2025. While stabilized interest rates support new economic realities, fear of another wave of inflation adds new uncertainty to the market. Notwithstanding the headwinds, we anticipate increased transactional volume over the upcoming year with adaptive reuse and redevelopment continuing to drive growth throughout New Jersey. We anticipate an uptick in office leasing due to pent-up demand and continuing strength in the industrial and multifamily markets.
