The owner of a 120,000-square-foot office building near the Hoboken waterfront has tapped JLL as its leasing agent.
The real estate services firm on Friday announced the new assignment on behalf of Ivy Realty LLC, which owns 5 Marine View Plaza. Coinciding with the move, the landlord has launched a multimillion-dollar renovation of the five-story building, which is also two blocks from the Hoboken Terminal.
The JLL leasing and marketing team is led by Tim Greiner, executive managing director and the firm’s head of agency leasing in New Jersey, along with Executive Vice President Blake Goodman and Associate Mike Pietrowicz. They will work closely with Jeffrey Buchman, Ivy Realty’s executive vice president of asset management.
“This is a terrific boutique office building in downtown Hoboken, just a block from the waterfront,” Goodman said. “The property offers employers access to one of the largest and most talented labor pools in the country, and puts mass transportation within easy reach of employees.
“Ivy Realty has launched a multimillion-capital improvement program that will create a unique environment for tenants looking for modern office space in a thriving market.”

Built in 1979 and designed by Comparetto & Kenny, the building sits the intersection of 1st Street and Marine View Plaza, just one block from the Hoboken waterfront. Ivy Realty has tapped Kimmerle Newman Architects to design the enhancements, which are expected to be completed by year-end.
The work will include a new lobby with polished concrete and stained concrete accent flooring, a concrete and glass reception desk, accent lighting, artwork and a media wall, an upper lobby landing and other high-end finishes and fixtures, JLL said. Plans also call for new common areas with artwork, high-end finishes and lighting, along with new bathrooms and updates and improvements to the building exterior, landscaping and wayfinding.
JLL said it was marketing 25,598 square feet of available space at 5 Marine View Plaza, including 7,566 square feet on the first floor and two blocks of contiguous space, totaling 18,032 square feet, on the second floor.
