Woodmont Industrial Partners has secured a key renewal outside New Jersey, inking a nearly 255,000-square-foot commitment with a logistics firm at a property south of Atlanta.
The developer and investor announced Tuesday that XPO Logistics Inc. renewed its lease for 254,358 square feet at the Mt. Zion Industrial Center at 1791 Mount Zion Road in Morrow, Georgia. The deal comes two years after Woodmont acquired the 520,000-square-foot complex, where it has made improvements to dock equipment, office space and aesthetics, among others areas.
“XPO Logistics’ lease renewal serves as a clear indicator of the continued strength of Atlanta’s south submarket and is a further testament to the value of Woodmont’s strategic renovations and improvements to the property,” said Anthony Amadeo, vice president of Woodmont Industrial Partners. “In order to meet the insatiable demand in the market for well-located and high-quality industrial properties, we will continue to seek out new opportunities in key markets throughout the United States.”
Brian Camp and Max Ellis of Colliers International represented Woodmont Industrial Partners in the lease renewal, while Dan Rose of Real Estate Advisory Partners represented XPO Logistics, one the largest companies in the logistics sector. The firm initially leased space at the complex in 2018, which Woodmont touted as a sign of the submarket’s strength and a testament to its value-add plans for the property.
The landlord has also upgraded the building’s life safety systems, floors, interior and exterior painting and new landscaping. The complex is 10 miles from the Hartsfield-Jackson Atlanta International Airport and less than 20 miles from downtown Atlanta, Woodmont said, providing easy access to Interstate 75.
Features include 72 dock doors, two drive-in doors, 22-foot clear heights, a five-inch-thick floor and parking for 110 trailers, along with a new roof.
