NAI James E. Hanson has negotiated the sale of a freestanding, 7,000-square-foot former YMCA office building in Livingston.
According to the firm, the team of Josh Levering, Andrew Kirshenbaum and William Ericksen represented the seller, Metropolitan YMCA of the Oranges, in the transaction at 139 East McClellan Ave. Commercial Realty Partners’ Joe Puleo represented the buyer, 139 McClellan Holdings, which plans to use the building to treat and teach children with autism and associated issues.
NAI Hanson noted that 139 East McClellan has recent upgrades and improvements including a new roof, new exterior LED lighting, a new in-ground sprinkler system and enhanced landscaping. With ample parking and immediate access to Interstates 280 and 80 and Route 46, the building is a short distance from a range of shopping, dining and hotels.
“Metropolitan YMCA of the Oranges had many opportunities to sell the building due to its great location and high-quality condition,” Levering said. “With that said, it was of the utmost importance to them to find a buyer that would use the building to provide important services to the Livingston community. We’re proud to have found the sellers a match they were comfortable with and continue this location’s history of providing important services to Livingston Township.”
