The owner of some two acres along Route 31 in Warren County has tapped Zoltek Commercial Real Estate Services to secure a user for the highly visible and highly trafficked parcel.
According to a news release, the tract at 464 Route 31 in Washington Township is zoned highway commercial and allows for a wide range of retail and service uses. Prospective tenants would benefit from daily traffic counts of more than 20,000 vehicles and its proximity to a signalized intersection, providing strong accessibility and exposure for operators.
Zoltek’s Matt Ardizzone spearheads the listing for the roughly 2.2-acre site, adding that the surrounding corridor is home to a strong mix of national and regional tenants, including major brands in food service, banking, convenience retail and general merchandise. The established retail presence, combined with ongoing and proposed nearby development, continues to drive increased consumer traffic and long-term growth in the area.
