JDA Group LLC has named Pierson Commercial as its leasing agent for a retail property in Ocean County, where the firms are touting in-place approvals for new development.
Located in the Forked River section of Lacey Township, at 106 North Main St., the two-acre site includes an existing 6,000-square-foot bank building with four drive-through lanes that is fully leased to TD Bank, according to a news release. Pierson Commercial’s Robert Mackowski is now spearheading efforts to market the adjacent site with approvals to build up to 5,000 square feet of new retail space, working alongside company President Jason Pierson.
“This first-time-to-market retail pad site is at a major signalized intersection in the heart of a fast-growing Ocean County market,” Mackowski said. “It’s ideally suited for a variety of retail users, and the site offers the flexibility to develop a larger, freestanding building or a smaller building with drive-through capabilities, the latter of which is in very high demand and short supply in the current retail market.”
JDA and Pierson Commercial detailed several potential uses for the site, which sits on Route 9 at the corner of Lacey Road. They include quick-service restaurants and medical, they said, adding that there is new development in progress and planned just north of the location.
Also nearby are prominent retail tenants such as Starbucks, Chipotle Mexican Grill, Jersey Mike’s Subs, Rite Aid, CityMD, Burger King and others. The JDA property, meantime, is just two miles from the Garden State Parkway and is adjacent to Forked River Elementary School and the Ocean County Public Library, serving a growing residential population of more than 50,000 people within a five-mile radius.
“One of our niches is consulting on and strategically leasing pad sites and facilitating creative retail leasing options,” Pierson said. “This is a high-profile location that already sees considerable traffic from the TD Bank branch, so we anticipate it to be a busy retail location.”
The firms added that more than 20,000 vehicles pass the Main Street property each day.
