An auto parts retailer has taken more than 444,000 square feet of modern industrial space along the New Jersey Turnpike in Cranbury, in a deal arranged by The Blau & Berg Co. and JLL.
The business, Titanium Plus Auto Parts, is leasing the space at 26 Hightstown-Cranbury Station Road under a deal with Clarion Partners, according to a news release. The 444,470-square-foot facility will serve as a new East Coast distribution hub for the company — an ecommerce retailer that also has a brick-and-mortar footprint — providing cross-docking capabilities that will deliver major operational efficiencies, faster fulfillment times and expanded market reach.
Blau & Berg’s Alessandro (Alex) Conte, Jason Crimmins and Peter Murano Jr. represented the City of Industry, California-based user, which specializes in high-quality after-market automotive parts. JLL’s Nate Demetsky represented ownership in the long-term deal.

Located at Exit 8A, 26 Hightstown-Cranbury Station Road has 40-foot clear ceiling heights, 135 loading docks and four drive-in doors. The facility sits on 39.94 acres and is part of a multibuilding complex.
