CenterPoint Properties has sold a 4.34‑acre industrial service property in the Avenel section of Woodbridge, brokers with CBRE announced Monday.
According to a news release, the parcel at 190 Homestead Ave. includes a 29,336-square-foot facility with six drive‑in doors, two loading docks, 1,200 amps of power and a recently renovated office and warehouse component. That appealed to the buyer, Jadian IOS, as did the potential for additional outdoor storage and loading expansion at the site.
CBRE’s Liam McGregor, Elli Klapper, Mark Silverman and Brian Fiumara represented the buyer in the deal. Terms were not disclosed.
“Bringing together Jadian IOS and CenterPoint Properties for the sale of 190 Homestead Avenue highlights an all-around team effort,” McGregor said. “The CBRE team is proud to partner with Jadian as they strategically expand their footprint throughout the tristate region. This property aligns with their acquisition criteria, targeting supply-constrained infill locations that are essential for modern logistics and distribution.”
Located just off Exit 12 of the New Jersey Turnpike, 190 Homestead provides easy access to Port Newark‑Elizabeth, Newark Liberty International Airport and the densely populated consumer markets of New York City and the greater Northeast corridor, CBRE added.
“We believe the acquisition of 190 Homestead Avenue underscores the enduring strength and critical importance of industrial real estate in the Exit 12 market,” Klapper said. “This property’s inherent value and strategic positioning will contribute to the region’s economic vitality.”
