Developer Chananya Bineth and his teams at Bineth Group and Upper Space Group have added two new self-storage facilities in New Jersey and another in Buffalo, New York.
According to the firms, the projects include Seaport Self Storage at 165-175 Division St. in Elizabeth, a roughly 89,000-square-foot climate-controlled property within one of northern New Jersey’s busiest commercial and logistics corridors. Minutes from Newark Liberty International Airport and Port Newark-Elizabeth, the facility will serve residents, contractors, tradesmen, small businesses and commercial users seeking flexible storage space close to where they live and work.
Extra Space Storage will manage the site and oversee operations, leasing and customer service, Bineth said. Completed in November 2025, Seaport Self Storage has already reached roughly 35 percent occupancy, reflecting strong early demand in the market.
Bineth Group, meantime, recently acquired a new 86,000-square-foot climate-controlled storage facility at 4615 North Crescent Blvd. in Pennsauken, which Extra Space will also manage. The firm noted that the three-story, 869-unit building serves greater Philadelphia and southern New Jersey, occupying a heavily traveled corridor with access to Pennsauken, Camden County, Cherry Hill and Philadelphia.
The facility is expected to serve a mix of residential and commercial customers, including apartment renters, contractors, local businesses and users seeking modern climate-controlled storage space, with pre-bookings scheduled to begin May 25.

The developer’s recent expansion also includes the acquisition of a CubeSmart facility in Buffalo, at 160 Dupont St., with climate-controlled units, indoor access, elevators, drive-up storage, contactless rentals, security cameras, gated access and online payment capabilities. The property serves residents, apartment dwellers, contractors, small businesses and commercial users throughout the Buffalo market.
All told, Bineth and his teams own and operate a portfolio of seven self-storage facilities in dense New Jersey, Pennsylvania and New York markets with strong residential and commercial demographics.
