A logistics and warehouse solutions provider has secured new space just off Interstate 287, inking a sublease in South Plainfield as part of a newly announced deal by Bussel Realty Corp.
According to the brokerage team, the transaction at 303 Helen St. provides HABR Brokerage Inc. with a 117,875-square-foot distribution facility with easy access to major highways, ports and population centers throughout the Northeast. The property, which is in one of central New Jersey’s most active industrial submarkets, will also support the company’s continued growth and operations in areas such as logistics support, customized storage, kitting and assembly and broader supply chain solutions for customers across the region.
BRC Principal Jordan Metz, Senior Associate Benito Abbate and Sales Associate James Friel represented the sublandlord, CNC Associates NY Inc., a cabinetry company based nearby. Lee & Associates represented the subtenant.
“This transaction underscores the continued strength of the South Plainfield industrial market, where well-located, high-clear distribution space remains in strong demand,” Metz said. “303 Helen Street offers an outstanding combination of modern warehouse specifications, functional loading and immediate access to major transportation routes. We were pleased to complete this sublease assignment in under 30 days and deliver a successful result for our client.”
Metz noted that 303 Helen St. has 3,000 square feet of office space, 15 tailboards, one drive-in door, 36-foot clear ceiling heights, modern sprinklers, 800 amps of electric service and 97 surface parking spaces. The 13-acre site also provides quick access to I-287, the New Jersey Turnpike, routes 1, 35 and 440 and other corridors, while it’s a roughly 35-minute drive from Newark Liberty International Airport and 40 minutes from Port Newark-Elizabeth.
