The new 29-story apartment tower known as The Greyson has opened its doors in Jersey City, bringing another infusion of luxury rentals to the historic Journal Square neighborhood.
Its developer, Nasser Freres, recently welcomed the first residents to the collection of 622 studio to three-bedroom homes at 25 Cottage St. That follows the launch of leasing in late spring, an effort that has drawn interest from those already in the market and residents outside New Jersey who are drawn to its location just two blocks from the Journal Square PATH station.
Rents start from the $2,800s with incentives.
“Welcoming our first residents is an exciting moment for The Greyson,” said Michael Sokoloff, a partner at Nasser Freres, a New York-based real estate development firm with extensive experience across all asset classes in the U.S. and Europe. “The building is starting to take on a new energy as residents move in and begin experiencing the lifestyle at The Greyson firsthand.”

Designed by Handel Architects, the property has a glass serrated-edge façade along Cottage Street that creates bay-window-style projections maximizing light and views toward the waterfront and Manhattan skyline. It also has multiple levels of amenities including the highest swimming pool in Jersey City as part of a 29th-floor sky deck designed by Melillo Bauer Carman Landscape Architecture.
Indoor common spaces include a spa with steam, sauna and relaxation rooms and modern fitness and yoga studios. Renters also have access to coworking and content creation spaces, a speakeasy, a bowling alley, a children’s playroom and pet spa.
Nasser Freres added that the tower is set on Homestead Place, a new pedestrian-only plaza connecting the Journal Square PATH entrance on Pavonia Avenue to Newark Avenue, connecting residents to a walkable, evolving neighborhood corridor. Its ground-floor retail, meantime, will activate the extension with cafés and shops lining a direct, car-free path to the transit hub.
